The Sutton, located on West 147th Street at Bradhurst Avenue in Harlem, is the second phase of the Bradhurst Urban Renewal Area redevelopment plan, for which D+B served as lead developer, in partnership with Pennrose Properties. An affordable cooperative with financing from the NYC Housing Development Corporation, the NYC Department of Housing Preservation and Development, and the State of New York Mortgage Agency, the Sutton included 27 units at 75–115% AMI and 107 units at 90–135% AMI, plus one unit for a resident superintendent. The Sutton’s 3,500 square feet of commercial space is leased to Mount Sinai Health System as a community health center with medical office space.
The Sutton’s height ranges from 6 stories on Frederick Douglass Boulevard to 11 stories on Bradhurst Avenue. Apartment types vary and include maisonettes and duplex apartments, as well as approximately 14 units with terraces or balconies, many overlooking Jackie Robinson Park. Amenities include a fitness center, a community room, a common landscaped courtyard, and underground parking for 44 cars. The development of the site posed special engineering challenges because the building is located directly above the underground Harlem River, necessitating the driving of 90-foot piles deep into the Manhattan bedrock to ensure structural stability.
