Located on West 148th Street between Bradhurst Avenue and Frederick Douglass Boulevard, Ellington on the Park is the final component of the City of New York’s Bradhurst Urban Renewal Plan. Having won a competitive selection process, D+B acted as lead developer, in partnership with Pennrose Properties, for this development as well as for two other developments in this urban renewal area, the Sutton and Bradhurst Apartments.
Ellington on the Park is a mixed-use property—a 134-unit cooperative with a range of unit types, including both affordable and market-rate homes; a parking garage; and a 3,500 sf commercial space. Of the 133 units for sale, 110 were affordable at 105–135% AMI, and 23 did not have income restrictions. (One unit was reserved for the building superintendent.) In addition to its project development and management work, D+B arranged financing and actively facilitated end-loan closings for all buyers.
Several of the residences have terraces or balconies, many overlooking Jackie Robinson Park, and a number of ground floor apartments have street as well as building entrances. Ellington on the Park’s amenities include a landscaped courtyard with tables and seating for resident use, a fitness center, and a library.
Financing included an underlying co-op mortgage as well as a subsidized mortgage from the NYC Housing Development Corporation.
