The Newark Housing Authority selected the Alpert Group, the Newark Housing Partnership (and affiliate of the NYC Housing Partnership) and D+B to redevelop Terrell Homes, a 275-unit public housing community located along Newark’s revitalizing Passaic River.

Phase I: Terrell Homes Senior Housing – a 5-story, 69-unit, mixed-use community, with four stories of apartments above a ground floor reserved for a lobby, management office, and supportive services center.

• 100% Section PBVs
• One- and two-bedroom units age-restricted for senior residents
• Designed to meet Enterprise Green Communities and Energy Star certification requirements.

Financing came from the New Jersey Housing and Mortgage Finance Agency tax-exempt bonds and 4% LIHTC. The project was also one of the first projects to receive an allocation of NJ Economic Development Authority Aspire Credits. TD Bank was the construction lender and tax credit equity investor through Enterprise Housing Credit Investments.
