D+B developed the Hamilton in partnership with Pennrose Properties. The development, which occupies a former “brownfield” site on Main Street in downtown Poughkeepsie, illustrates the promise of transforming brownfields—abandoned former commercial or industrial properties that are often in need of significant environmental remediation—into core elements of revitalized communities.

In keeping with central Poughkeepsie’s architectural character, the three-building project’s design emulates a late 19th-/early 20th-century streetscape, with ground-floor retail stores. Financing included funding from the New York State Division of Housing and Community Renewal, including an allocation of 9% Low Income Housing Tax Credits; a grant from the Federal Home Loan Bank’s Affordable Housing Program; and HOME funds from city and county governments. The 6,550 sf ground floor fronting the street is comprised of seven retail spaces, ranging in size from 850 sf to 1170 sf. The commercial space was successfully leased and remains occupied.
